The house holds decades, and the task in front of you — deciding what fits in a smaller place and what happens to the rest — can feel overwhelming before it even begins. Our role is to take the heavy, logistical part off your plate so you can focus on the decisions only you can make. We work slowly and respectfully, and nothing leaves until you say so.

We help seniors moving into a smaller home, an apartment, or a senior-living community, and we help the adult children who are guiding a parent through it — often coordinating by phone from another city. However your move is organized, the approach is the same: keep first, then donate and gift what you can, then clear the rest cleanly.

We price the removal and haul-off portion from photos or a walkthrough video, and give you a fixed written number before we start. There's no charge for the quote and no pressure to schedule.

What to expect

We start with a simple plan: what's moving with you, what's going to family, what can be donated, and what's left to haul. On the day, our crew handles the physical work — the lifting, carrying, loading, and hauling — while you stay in control of the decisions. We set aside documents, photographs, and valuables for you, label anything meant for specific family members, and coordinate timing with your movers or senior move manager so the pieces fit together. When we finish, the home is clear and ready to list or hand back.

What we can't take

A few hazardous items — paint, chemicals, propane, and the like — require special disposal. We'll flag anything of the sort and point you to the right drop-off. See the full what-we-take list.

How is downsizing different from a regular cleanout?
The order is reversed. In a cleanout, almost everything goes. In downsizing, we start from what you are keeping and moving with you, then handle everything else — donating, setting aside for family, and hauling the rest. It is a gentler, more collaborative process, and we move at your pace.
How much does senior downsizing cost?
It depends on the size of the home and how much is leaving. Most downsizing projects fall between $800 and $3,500 for the removal and haul-off portion. You get a fixed written price from photos or a walkthrough video before we begin, with no pressure.
Do you work with senior move managers and movers?
Yes, regularly. If you have a senior move manager or a moving company, we coordinate directly so the pack, the move, and the clear-out of what stays behind all line up. If you do not have one, we can handle the removal side on our own.
Can family help decide what stays?
Of course. We are used to working with adult children who are helping a parent, sometimes by phone or video from out of state. We keep the process clear and unhurried so no one feels rushed into a decision they will regret.
What happens to things we don’t keep but don’t want to throw away?
Usable furniture, housewares, and goods are donated to local charities, and you receive an itemized receipt. If certain items are meant for specific family members, we set those aside and label them so nothing meaningful is lost in the shuffle.
How long does it take?
Most downsizing projects are completed in one to two days for the removal portion, scheduled around your move date. We will give you a realistic timeline with your quote.
