How it works

From photos to a cleared house, without the runaround.

We built the process to be simple and honest — especially if you're managing this from another state or under a deadline. Here's exactly what happens, start to finish.

  1. 01

Send photos or a walkthrough video

Walk through the space with your phone camera and send it over — no in-home sales visit, no waiting for an appointment. It's the fastest, most accurate way for us to price the job.

  2. 02

    Get a fixed written quote

We review what you sent and send back one written price for the whole job, usually the same business day. That number is fixed — it only moves if the scope genuinely changes, and we confirm with you first.

  3. 03

    We clear it out

On the day you approve, an insured, vetted crew arrives in the agreed window and clears the space room by room — sorting for anything that matters as they go.

  4. 04

Documents, receipts, and a clean finish

Documents, photographs, and valuables come back to you. Usable goods are donated with an itemized receipt, and the property is left broom-clean.

What to include in your walkthrough video

The quality of your quote depends almost entirely on what we can see, so spend an extra couple of minutes. Walk through every room, then capture the places people forget: closets, cabinets, the garage, attic access, the shed, and the side yard. Open doors so we can see how full each space really is. As you go, talk out loud about what stays and what goes — a running narration tells us more than a dozen still photos. One continuous video is perfect; a set of clear photos works too.

What if the crew finds more than the photos showed

Sometimes a packed attic or a full shed turns up that wasn't in your walkthrough. If that happens, we stop and show you before we touch it, and we tell you exactly what it changes about the price. You approve the new number, or you don't — there's never a surprise charge added at the end. If the job is actually smaller than it looked, the price can come down too.

What "broom-clean" means

When we say we leave a property broom-clean, we mean the space is empty of everything being removed, floors swept, and the area ready for the next step — a realtor's photos, a make-ready crew, or a new tenant. It's not a deep clean (carpets, windows, and detailing are a separate service we can coordinate), but it's a genuinely clear, swept, presentable space, not a half-emptied room with debris left in the corners.

How long it takes

  • A few items or a single room — often under an hour
  • A garage, shed, or storage unit — one to three hours
  • An apartment or condo — a few hours
  • A typical three-bedroom home — usually a single day
  • A large or densely packed home — one to three days

We can often schedule within a few days of your approval, and same-day is frequently available for smaller jobs. If you have a listing or closing date, tell us and we work backward from it.

How payment works

For most jobs, there's nothing to pay until the work is finished and you've seen the result — payment is due on completion. For larger scheduled jobs, we may arrange a deposit to hold the date, and if so it's spelled out in your written quote. Established property-management accounts are invoiced net-15. We'll confirm the method when we confirm your quote.

What happens to your items

We sort as we work rather than sending everything to the landfill. Usable furniture, appliances, and household goods are routed to local charities, and for estate and larger jobs you receive an itemized donation receipt. Metal, electronics, and other recyclables are recycled. Only what's truly spent goes to the landfill. Documents, photographs, and valuables are never discarded — they're set aside and returned to you directly.
