The probate timeline, briefly

In Arizona, most estates move through informal probate, and the personal representative is usually appointed within a few weeks of filing. You do not have to wait for the estate to close to clear the house — most executors clear it once the appointment is issued and any estate sale is done, so the property can be listed. If you are unsure where you are in the process, tell us your situation and your target listing date and we will work backward from it.

For out-of-state executors

If you are doing this from another state, we make it something you can manage from your phone. We work from a lockbox or gate code, so you never fly in just to open a door. Before anything moves, we photograph valuables and documents, so there is a clear record for you and your siblings. We coordinate timing directly with your realtor and estate-sale company, and we keep the updates to one contact and one written price.

What we can't take
