Pricing

What a cleanout costs in Phoenix.

Price opacity is the biggest complaint in this business, so here are our actual numbers. Whatever you see here, you get a fixed written price from photos before we start — and it doesn't change unless the scope does.

Junk removal, by truck volume

For hauling a few items or a partial load, we charge by how much space your things take in the truck — so you only pay for what you use. How much does junk removal cost in Phoenix? This is it:

LoadPrice
Minimum (1/8 truck)$145
1/4 truck$265
1/2 truck$445
3/4 truck$625
Full truck$795

Single specialty items — a piano, safe, or hot tub — are quoted individually.

Full cleanouts, by home size and content density

For a whole home — an estate, a rental, a full clear-out — we price by the size of the home and how full it is. Density matters far more than square footage, which is why you'll see a light, normal, and heavy column rather than one number.

PropertyLightNormalHeavy
1BR apartment$850$1,300$2,100
2BR house$1,400$2,200$3,500
3BR house$1,900$3,000$4,800
4BR+ house$2,800$4,400$7,000+

These are the ranges behind our estate cleanout, eviction, and house cleanout prices across the Valley.

What "light," "normal," and "heavy" mean

This is the part most companies won't explain — so here it is plainly. It's about how much is in the home, not how big the home is.

  • Light — mostly empty. Some furniture and a few boxes, clear walkways, an uncluttered garage. The home has already been partly cleared.
  • Normal — a fully furnished, lived-in home. Furniture in every room, closets and cabinets full, a typical garage with the usual accumulation.
  • Heavy — packed. Dense storage throughout, a full garage, shed, and attic, years of belongings stacked and layered. More to sort, more to carry, more to haul.

Hoarding-condition homes are priced separately after a video walkthrough or an onsite look, because no standard range fits them.

What the price includes

  • All labor — we do the loading and carrying
  • Hauling and transport
  • Disposal and dump fees
  • Donation routing to local charities
  • An itemized donation receipt on estate and larger jobs
  • A broom-clean finish when we're done

What can add to the price

A few situations carry a surcharge, and we tell you before we start — never after:

  • Stairs — second or third floor with no elevator
  • Long carry from the door to where we can park
  • Same-day service
  • Heavy materials — concrete, tile, dirt, or brick
  • Appliances with refrigerant (fridges, freezers, AC units)
  • Mattresses and tires (special disposal)

Why the price doesn't change

Once you approve your written quote, that's the price. It only moves if the actual job is bigger than what you showed us — for example, a packed attic or a full shed that wasn't in your photos — and if that happens, we stop and confirm the new number with you before we touch it. No hourly meters, no vague "starting at" figures, no surprises on the day.
