A photo-ready home, before the listing goes live.
Clear the clutter and excess furniture before staging and photography, so rooms look larger, brighter, and move-in ready. We clear around your plan and hit your listing date — with one fixed price.
The first showing of any home now happens online, and buyers scroll fast. A listing full of cluttered rooms, dated furniture, and a packed garage gets fewer clicks and lower offers — not because the house is worse, but because buyers can't see past the stuff. A pre-listing cleanout fixes that before a single photo is taken, giving your stager and photographer an open, flattering space to work with.
We work with agents, investors, and owners preparing a home for market, as well as executors listing an inherited property. Tell us what's staying for staging and what's going, and we clear the rest — excess furniture, clutter, worn pieces, and everything in the garage, shed, and yard — so the home shows at its best from the first frame.

What to expect
We start from your plan — or your agent's punch list — marking what stays for staging and what goes. On the day, our crew clears the excess room by room, empties the garage, shed, and yard of anything that shouldn't be in photos, and hauls it off. Usable items are donated with a receipt. We sequence around your stager and photographer so that when they arrive, the home is open, clean, and ready to shine. The result is a listing that shows larger and moves faster.
What we can't take
Hazardous materials and some refrigerant appliances need special handling. See the full what-we-take list and we'll flag anything on the day.
Frequently asked questions
- Why clear a house before listing it?
- Buyers struggle to picture themselves in a full or cluttered home, and listing photos of packed rooms get fewer clicks. Clearing excess furniture and clutter before staging and photography makes rooms look larger, brighter, and move-in ready — which helps a property show better and sell faster.
- How much does a pre-listing cleanout cost?
- Most run $400 to $2,000 depending on how much is leaving. A light declutter is at the low end; a full clear-out of a home’s worth of furniture and garage contents is higher. You get a fixed written price from photos before we start.
- Can you coordinate with my agent and stager?
- Yes, regularly. Tell us what’s staying for staging and what’s going, and we’ll clear around the plan so your stager and photographer walk into a ready space. We can work from the agent’s punch list directly.
- How fast can you turn it around before photos?
- We can usually schedule within a few days, and we’ll hit your photography or listing date. Give us the deadline and we’ll work backward from it.
- Do you handle both occupied and vacant homes?
- Both. For occupied homes we clear only what the owner marks as going; for vacant or inherited properties we can clear everything left behind. Either way you get a fixed price and a clean, photo-ready result.
- What happens to the furniture and items removed?
- Usable furniture and goods are donated to local charities with an itemized receipt, and only what’s spent goes to the landfill.
