Cleanouts fall into three broad situations, and each one needs a slightly different touch. We handle all three across the Phoenix metro, and every one of them comes with the same promise: a fixed written price before we start, a licensed and insured crew, and a job left finished and clean.

Estate & transition cleanouts

This is our core work and the reason the company exists. When a loved one passes, moves into care, or downsizes, someone has to empty the house — and it is almost never simple. There are documents to find, photographs no one wants thrown away, and often valuables tucked into drawers and closets. Our estate, hoarding, senior-downsizing, and storage-unit services are built around that reality. We sort carefully, set aside everything that matters, and hand it back to you with an itemized donation receipt for the rest. For out-of-state executors, we work from a lockbox and keep the whole thing manageable from your phone.

Property & investor cleanouts

Landlords, property managers, investors, and real-estate agents have a different clock running: every day a unit sits empty or unrentable is money lost. Our eviction, foreclosure, rental-turnover, and pre-listing services are fast and businesslike. We clear whatever a tenant left behind, sweep the unit out, document it with before-and-after photos, and hand it back ready to re-list — usually within 24 to 48 hours. Established management companies get net-15 invoicing and volume pricing, one point of contact, and one clean monthly statement.

General hauling & junk removal

Sometimes you do not need a full cleanout — you just need a few heavy things gone. A single couch, an old refrigerator, a garage you can finally park in again, a pile of remodel debris. Our junk removal, furniture and appliance removal, garage/shed/attic, and donation pickup services cover exactly that. We bring the truck and the crew, do the lifting from wherever the items sit, and charge by the space they take — so you only pay for what you actually use, with no dumpster parked in your driveway for a week.
